Phase I: Massaro Properties (MP) was retained by CBRE to develop, design and build a new 25,000-square-foot sterilization facility for Synergy AST, LLC (formally Beam One). Synergy is the leading provider of e-beam sterilization for the medical device industry. The site on North Noah Drive in Victory Road Business Park (Saxonburg, PA) was owned by Synergy’s largest client, who chose to lease the land to MP rather than sell it. The deal became a very unique and difficult one due to the complexity of site control, land lease terms, tenant credit and development cost/budget. MP, through its unique capability of “Total Real Estate Solutions,” was able to develop the facility using its in-house design and construction services, while negotiating the financial terms and conditions of land and tenant lease terms. The sterilization facility is at full capacity.
Phase 2: MP developed the second sterilization facility and connected it to the original building. The 24/7 warehouse-type structure houses two concrete vaults in order to accommodate the two new linear accelerators. This second phase was completed in 2015, giving Synergy 48,000 square feet of state-of-the-art sterilization facility.
